How does an A/C and heating system work?

A. Your air conditioning system has two major components. Your indoor unit transfers heat to the outside, where refrigerant is stored and the excess heat is absorbed and pumped through a closed system to the outside coil. The fan blows outside air over the hot coil and transfers heat from the refrigerant to the outdoor air. Once the heat is removed from the indoor air, the indoor area will cool itself.


My air conditioning system is not cooling. Why?

A. There could be a variety of reasons why you are not getting the same cooling results you are accustomed with your A/C system and only a trained and certified air conditioning specialist should provide an accurate diagnosis. At Fanning Services, Inc. you can depend on our technicians for exactly that! However, some of those reasons may be as simple as a fuse, a circuit breaker in need of resetting or even checking your thermostat for proper setting. If no electrical problem exists, another problem may be a shortage of refrigerant, which must be checked by only a certified A/C technician. Major problems such as a defective compressor where you would notice when you hear strange noises or if the unit is not running at all. Should I allow the system to completely die before replacing?

A. Your answer to this question can be quite difficult and always the circumstances of the problem should be considered before making a final conclusion. At Fanning Services, Inc. we will be glad to make the very best recommendation with your interest at heart. As the system begins to have numerous problems, the best long term decision would be to replace the unit entirely. This will not only save you money in repairs but also save you money on your utility expenses due to an air conditioning system not operating at maximum efficiency. However, if it means replacing a part such as the compressor then your best decision would be to simply replace the defective part. Again, you can always trust in our experts to provide the very best suggestion for your need.


What causes a condensation water leak?

A. The evaporator or cooling coil is a major part of the A/C system and is located inside the house, generally in a closet or the attic. When the moisture is removed from the air of the house condensation is created and a drain pan under the coil usually collects the water. However, if the drain line becomes clogged or other issues exist, condensation will overflow and flood into the house. Incidentally, drain line clogs are a result of numerous causes which include algae buildup, crimped drain lines, settling of wood platforms which cause unleveled drain lines, animals or poor system maintenance. For that very reason, Fanning Services, Inc. strongly recommends taking advantage of our extensive preventative maintenance plan which offers a routine checkup of your system.


What does the term "SEER" mean?

A. The "SEER" or Seasonal Energy Efficiency Ratio rating of your air conditioning system determines the overall efficiency of the system. For example, in 1992 governmental regulations were set forth to establish a measurement of standards that would qualify an A/C system to be considered "high efficiency". The minimum "SEER" rating as of 1992 must be at least 10.0 "SEER." A unit with a SEER rating between 12.0 and 16.0 SEER is considered to be a high efficiency system.

As a homeowner, can I repair my A/C unit myself?

A. Typically, for most cases, it is strongly recommended that only a specialist who has been EPA certified service your air conditioning system. At Fanning Services, Inc. you can trust that each and every one of our air conditioning technicians have not only been certified but are also in full compliance with all regulations as established by the Clean Air Act. As amended in 1990, The Clean Air Act prohibits the release of refrigerants into the air do to the health hazards which result.


How is energy measured?

A. Referred to as AFUE or Annual Fuel Utilization Efficiency, the efficiency of gas and fuel furnaces is measured by how your furnace converts fuel into heat. For example, an AFUE of 90% is calculated that 90% of the fuel used in your home is effectively used to heat your home and the remaining 10% is what is lost through chimneys, etc. As of 1992, the United States congress enacted a standard that stated that furnaces newly installed inside of homes have a minimum AFUE of 78%, in which would define furnaces with an AFUE of between 78%-80% be classified as "mid-efficiency". The same standard also stated that a furnace with ratings of 90% or greater be considered "high-efficiency. The very maximum available furnace efficiency is approximately 96.6%. Should I keep my thermostat on whether I am home or not?

A. What can I do to control the humidity in my home?

A. As a Texas resident humidity is always a problem. However, excessive humidity can be controlled by investing in an A/C system that can be ran for longer time spans at slower speeds. By incorporating an air handling system into your system, the air is transported across the cooling coils and the excessive moisture is removed much more efficiently than a conventional system.


How often should my filters be changed?

A. Our experts at Fanning Services, Inc. recommend changing your filters at least once a month as long as the system is running. Always be sure that you are changing your filter with the same type of filter previously installed. If you are not using a disposable filter, be sure that you are following all manufacturers’ suggestions for cleaning. If the filter you are using is a "high-density" filter such as an electrostatic filter, you can rely on our experts to raise the external pressure of your system, thus improving the efficiency of your system.
